Most single-service estimates go out within a couple of hours, if not sooner. We build them from the details you provide plus satellite imagery — roof area and pitch, moss coverage, gutter runs, window counts — so in most cases we can price the job accurately without scheduling a visit first.

The estimate you receive is the number we intend to charge. It can change if we find something on site that genuinely changes the scope, but that’s rare, you’ll hear about it before we do the work rather than after.

How to get the most accurate estimate

Fill out as much of the form as you can. The details that matter most are the number of stories, how many windows and which ones need interior work, whether you have gutter guards already, and anything unusual about access — steep lots, tight side yards, second-story rooflines over hardscape. Photos help. If something doesn’t apply, skip it.

What happens next

You’ll get your estimate by email and text. Approve it and we go straight to scheduling — in summer that’s often a day or two out, and most of the year it’s inside a week. If we have an opening sooner, we’ll offer it to you.

How does the estimate process work?

You fill out the estimate request form with as much detail as you can. From there, we build the estimate off what you give us plus satellite imagery — roof pitch and area, moss coverage, gutter runs, window counts. We have enough experience with local housing stock to account for windows the imagery can’t show. Photos you attach always help. You’ll get the estimate by email and text.

Do you need to visit my property to give an estimate?

Usually no. A well-filled-out request plus satellite imagery gives us what we need for an accurate number without a site visit. If you’d rather we come out and walk the property with you, we’ll do that — just ask.

How long until I receive my estimate?

For a single service, within an hour. For multiple services, usually a couple of hours, and no later than 24 hours. Those are business hours — a request sent Sunday gets worked Monday morning.

Will the final price change from the estimate?

It can, but it rarely does, and when it does the difference would likely be minimal. The estimate is built off what you tell us, so the more complete your request, the more certain the number. If we find something on site that changes the scope, you hear it from us before we do the work — not after. That said, we are very proud of our estimate process as it is extremely accurate in nearly every case.

How soon can you schedule after I approve the estimate?

We are ready to schedule immediately. For arriving at your property to complete the service, it depends on the season. In summer we’re often out within a day or two. The rest of the year, usually within a week. If we have an opening the same day you approve, we’ll take it. We don’t sit on approved estimates.

Do I need to be home?

For exterior-only work, no. For anything interior — inside window glass, tracks, interior vents, etc. — yes, someone needs to let us in.

Do you estimate commercial properties, HOAs, and property managers?

Yes. Use the same form and describe the property and scope in the details field.

How do I pay?

We accept cash, check, all major credit cards, along with Zelle and bank transfer.

What areas do you serve?

Sierra Vista Maintenance covers twelve regions across Greater Sacramento: North Sacramento, South Sacramento, Arden-Arcade and Carmichael, the Fair Oaks area, Rancho Cordova, West Sacramento, Folsom and El Dorado Hills, Roseville-Rocklin-Granite Bay, Lincoln, the Auburn foothills, Elk Grove, and Placerville and El Dorado County. We don’t currently serve Downtown or Midtown Sacramento, Curtis Park, Oak Park, Wilton, Galt, or Walnut Grove.

What if I'm not happy with the work?

Call the office right away. The sooner we know, the sooner we fix it. We don’t disappear after a job — if something isn’t right, we come back and make it right.
